- Developer track record: The builder or broker should show transparency, delivery history, and appropriate documentation.
- Phase and timing of development: If infrastructure like expressway, metro, and airport are still pending, know their timeline.
- Liquidity and exit potential: Think about how easy it will be to sell later or rent out. Because early-phase areas may take time to mature.
- Realistic expectations: While promotional materials talk of high returns, real-life project completion, occupancy, and amenities will influence outcomes.
