• Sales materials for plots say: “World-class infrastructure, smart and sustainable infrastructure facilities set Dholera apart for ease of business and living.”

Given any large project, there are risks. Here are some practical checks:

• Title & approvals: Ensure the plot or property has appropriate title clearance, is located in the designated zone, and has required permissions.
• Developer track record: The builder or broker should show transparency, delivery history, and appropriate documentation.
• Phase and timing of development: If infrastructure like expressway, metro, and airport are still pending, know their timeline.
• Liquidity and exit potential: Think about how easy it will be to sell later or rent out. Because early-phase areas may take time to mature.
• Realistic expectations: While promotional materials talk of high returns, real-life project completion, occupancy, and amenities will influence outcomes.
